Gene inspections PLLC has performed residential inspections throughout the Kingwood, Texas area for years. Our home inspections are detailed and thorough and surpass the minimum standards established by the Texas Real Estate Commission (TREC). Attics, roofs, and crawlspaces are accessed, and equipment and fixtures (HVAC, plumbing, and electrical) probed and operated. Clients are encouraged to attend the inspection and follow along with the detailed process. At the end of the inspection clients are given a summary of the general condition of the home. Every issue discovered, large or small, is reiterated in the inspection report sent out within 24 hours.

TREC requires all licensed home inspectors in Texas to inspect 5 major systems in the home and report the findings on a designated inspection report form REI 7-5. The difference between inspection companies comes down to industry knowledge, the quality of the inspection and inspection report, customer service and pricing.

The 5 major systems are:

1. Structural Systems- this includes the foundation, grading and drainage, roof covering, roof structure, walls, ceilings and floors, doors, windows, stairways, fireplace and chimney, porches, balconies, decks, carports, driveways, sidewalks, and fences.
2. Electrical System- this includes service entrance, electrical panels, branch circuits, connected devices, and fixtures.
3. HVAC System- this includes heating and cooling system equipment and operation, ductwork, and flue vents.
4. Plumbing System- this includes plumbing supply, distribution system and fixtures, drains, wastes and vents, water heating equipment, hydro-massage therapy equipment, and gas distribution system.
5. Appliances- this includes dishwashers, food waste disposers, range hood and exhaust system, ranges, cooktops, ovens, microwave ovens, bathroom exhaust fans and heaters, garage door operators, and the dryer exhaust system.
6. Optional System (at the request of the client)- landscape irrigation system, swimming pools, spas, hot tubs, and equipment, outbuildings, private water wells, and private sewage disposal system.
